Meet with you for a buyers
interview to confirm your specific needs, plans, priorities, and timeline for
buying a home. You will get a chance to tell me about the important
things you want in a property you are buying and also to ask questions about
the buying process.
Help prepare you for home
purchase by connecting you with a qualified mortgage broker if you don't
already have one to get you pre-approved for buying the home of your
dreams.
I will take you on the "grand
tour" where I will show you houses in your price range in all the best
possible neighborhoods. We will rule out the neighborhoods you are not
interested in and focus on the ones you are to find you a home.
I will continue to search for
property daily and get you out early to see new homes that come on the market
before others have a chance to see them.
For the homes you like I will get
you the information you need regarding disclosures, offer dates, and
comparable sales to make a decision as to whether you want to move forward to
make an offer on that property.
I will always keep your interests
in mind and advice you according to your particular circumstances as we
approach the purchase of any property.
I will keep track of time lines
and deadlines to make sure we do things in a timely manner to put you in the
best possible negotiating position as a buyer.
I will advise you in writing the
purchase agreement and then proceed with your wishes in making the offer you
want to make. I will use every situation as an opportunity to provide you with
more education and information as to the market and the process of buying a
home so you can feel empowered as a knowledgeable home buyer.
I will present you and your offer
to the seller/and or sellers agent to make sure everything is clear and to put
you in the best possible light as a buyer for that particular property.
I will negotiate for you in the
offer and counter offer process to get you the house for the best possible
price and terms. I will help you win and get what you want.
When you have a "ratified
contract" I will then open escrow on your behalf and schedule inspections
with qualified professionals to make sure you get all the information you need
on the property to feel comfortable moving forward. I will advise you
along the way and when questions come up that are outside of my experience I will
make sure that you get qualified professional input from other
sources. I will negotiate for you on any repairs or credits that
you deem necessary for continuing with the purchase.
I will also put you in touch with
my excrow coordinator who will make sure we have everything necessary for your
file and that all the paperwork is signed and that you have copies of
everything.
I will continue to oversee the
transaction to make sure that all the players are working together, ie lender,
title officer, seller, selling agent, insurance professionals, . . . so
that you can be assured of a smooth transaction. After all, you have to
be worried about moving all your belongings. I will make sure
the lender is on top of the loan documents being prepared, sent to the
title company, and I will schedule an appointment for you to
sign.
If there is work you'd like to
arrange to do before you move in to your property I will give you referrals to
professionals who can give you bids on repairs or improvements you wish to
make, arrange for access to the house for those professionals to meet with you
there, and advise you along the way as to how those improvements will
effect the worth of your asset. I have an eye for decorating and that
will come in handy to you all along the way of your home ownership both for
your pleasure while you are there and return on your investment later
on.
I will be proactive in the
purchase process by anticipating problems that might occur and creating plans
to address them before they become a road block in the transaction.
Long after you get the keys to
your new home, I will be there as a resource for any referrals you need for
home resource people, questions that come up about home ownership, or maybe
just information about a new cool restaurant in your neighborhood.
