I will provide you with a seller's cost (or net) sheet that projects the approximate costs of sale, takes into account the payoff of existing loans, and gives you a good idea of what you will net if the property sells for that price.  

I will assist you in preparing your house for market. First impressions count. We want to make your home as attractive as possible for the target market of buyers who will be considering it.  My sensitivity to your process is essential here. This is the place where, as sellers, you have to begin to let go of the property as yours. A home is a personal thing, but when we are appealing to our buyers we need to help them invision themselves here.  I have a team of very good service professionals we can call in to do work necessary to prepare you home for sale including painters, stagers, haulers, and landscaping. I will advise you of any inspections that should be done for your property prior to putting it on the market.  Finally, I will prepare a disclosure packet of all the important paperwork necessary to assure a smooth transaction and help protect you from future litigation.

I will review the marketing plan for your property with you. I will make sure everything happens at the times necessary to bring your property on market fully prepared at your set target date.  I will order professional photograpy for your home to make sure we are presented in the best possible photos on the web and in written media. I will also have an artist rendering done of your home for print advertising. I will buy a specific website for your home with your address.com to utilize in all our advertising and marketing. I will make sure that no stone is unturned in having your property have the most visibility and exposure possible.  We want every buyer in your homes price range and every agent with buyers in your homes price range to know about YOUR house.

Once we are on the market I will hold a catered brokers tour for agents to make sure we get a big showing of agents knowing about your house (they come when there's food). I will hold Sunday open houses until your home is sold. I will review with you the results of our marketing efforts from reports on the hits to various web sites for your property as well as turn out to open houses and buyer interest level.

Once we accept offers for your property,  I will review with you the strenghts and weeknesses of each offer presented. I will assist you in determining appropriate counter offers and other documents to assure you get what you want. After we have an accepted offer I will verify that escrow has been established, deliver a time calender of events, and monitor contingency periods and inspections. To the extent possible I will monitor the purchaser' loan progress.  I will keep you informed with timely updates on the status of the closing process. I will assist you with any resources you might need that involve moving and relocating.  You will receive copies of all documents executed by both parties in your transaction.
